The Property Brothers season 2 has just begun and it looks like they’re giving their audience to share even more of the process of turning run down properties into designer dream homes. If you don’t know anything about the show you probably want to check it out on HGTV. One brother is an agent and the other is a contractor. Together they help find undervalued homes that are beat up or simply laid out poorly. They “re-imagine” the living spaces with some very impressive 3D Modeling software then carry on whacking down walls with sledge hammers and updating fixtures and walls. In the end the purchasing couples see their dream home come to life.
The reason I love this show so much is because it is very educational to prospective home buyers. Most of what they preach (and take note) is to buy location and take advantage of homes that may be undervalued because they need improvements. Many of us have learned that the hard way. We have bought homes knowing little about the home or the neighborhood, paying top dollars only to find ourselves with huge mortgage payments and little to no equity due to the declining markets. The point is don’t overpay for a house that needs lots of work. Take a notepad with you when viewing homes and write the features you like/dislike about each home. Is the house a cosmetic fixer or a major fixer? Our advice is to select a real estate professional who has expertise in this area. There is a difference between buying fixer homes to flip and make a profit vs. buying a fixer home to turn it into your dream home! For example, you don’t want to pay for top quality paint and fixtures for a flip home but you probably will appreciate top quality fixtures and paint for your dream home.
